User The prospective tenant shall declare the intended user at the outset and prior to the settlement of the agreement. The tenant shall be responsible for obtaining all necessary consents, permissions and licences for that intended user prior to commencement of the use. The Agreement The agreement will be prepared by the landlords solicitors at joint cost of landlord and tenant. A record of state and condition likewise will be prepared by the letting agents seven days prior to the commencement of the letting, which shall be signed by all parties as a true record on condition at the date of entry. Outgoings and Business Rates All outgoings and business rates shall be the responsibility of the tenant to include water rates, electricity charges, central heating costs, telephones, business rates and similar.
