GENERAL STIPULATIONS

 

The rental is payable monthly in advance by direct debit to the Agents.  The lettings are on an internal repairing and insuring basis.  Letting lengths shall be for six months to two years and shall be excluded from Part 2 of the Landlord and Tenant Act 1954.

 

Water and electricity are not currently supplied to the two units.  Should reconnection of electricity and water supplies be required then the tenants would be liable for the costs incurred.

 

Lighting is available in both units via the domestic electricity supply, for which a separate charge will be made.

 

Septic tank arrangements are available and will fall to be maintained according to user.

 

Access

Access to both units is possible with vehicles via a main access gate capable to taking wagon access.  Allocated parking spaces and circulation areas will be identified in the lease.

 

Rateable Value

The rateable value of the individual areas will require to be assessed as and when the user is known.

 

Planning Permission

Any revised planning consents or changes of use will require to be obtained by the prospective tenants.

 

Uses

Uses will only be acceptable so far as they do not conflict with the adjacent and adjoining housing unit and surrounding neighbours.

 

References and Cost of Agreements

The Landlord’s Agents will take up referencing at the cost of the prospective tenants.  The cost of the agreement shall be shared between Landlord and Tenant.
